Designed to the Passive House Standard this 10 storey residential complex brings much needed affordable housing to the city of Windsor. The 143,000 square foot building has 145 affordable housing units, as well as shared community spaces on each floor. The proposals create a comfortable and healthy environment for all residents with a strong emphasis on creating community through vertical neighborhoods. The 10-storey building is designed as a simple form to maximize the ratio between external surface area and internal building volume. This allows for a more efficient building to align with Passive House design principals.
The massing has been oriented to work within the context of the site and to take advantage of the view of the golf course while balancing the wall to glazing ratios. The large expanses of glazing are reserved for the community levels, to connect the ground floor community spaces to the streets and forecourt. On the upper residential levels, larger windows are reserved for living room areas while bedrooms will receive more discrete windows for privacy.
