Update November 30, 2021
The project is close to completion with interior doors and trim to be completed this winter and the exterior landscaping to be completed next spring. One change to design that was made was the wall insulation was changed to a ECOBATT insulation. This was done to use consistent materials with the PHI approved wall system by Quantum Passivhaus. Using cellulose would require re-modelling thermal bridge values to enable us get the benefit of the negative values which the approved wall already has. We would need to spend a few thousand dollars more for this as well. With a house this small every reduction you can get is important and may make the difference of not getting a certified passive house in the end.


Update December 13, 2020
Construction is taking longer than anticipated due to site preparation and amount of fill required for the lot. This design is an affordable 2 bedroom, 2 bathroom bungalow on a space restrictive triangle shaped corner lot. The site has municipal township water but needs on-site sewage treatment which becomes a challenge on a small lot with high water table as well. The owners wanted to reduce greenhouse gas emissions so the house will not use natural gas. Due to the small size and being a bungalow, the shape was kept simple to enable the project to stay under 15 kwh/m^2. Ventilation will be from the Zehnder Q350 ERV with built in pre-heater for cold climate and silencers. Mechanical engineers for the project are ZON Engineering Inc. of Cambridge, Ontario. Windows will be ENERsign triple glazed that are PHI Cold Climate certified. The entry doors are cool climate certified CAL Doors. Concrete to be poured Dec 14 for the insulated slab-on-grade foundation. Photo showing EPS insulation used which comes from EPS Depot in Mississauga. Mechanical System

Ventilation: Zehnder Comfoair Q350 ERV with base stand, silencer, and 4" of insulation on ducts to exterior. Rated efficiency 86%, Effective efficiency 82.5%. Four return air locations and four supply air locations. All ducts installed in 2x4 service cavity.
Heating/Cooling: Electric baseboard heaters with programmable controls for large living areas.
Domestic Hot Water: Rheem Professional Prestige Hybrid water heater 65 USgal model PROPH65 T2 RH350 D15
