Project Description

Being built as a retirement house in Fort Langley BC. The building is one level with an in-ground basement, totalling 300 m2, concrete foundation with wood frame over. It is situated to fit orthogonal to the lot which orients it approximately 35 deg off the north-south axis. Window locations have been chosen with a southerly orientation and large overhangs are provided for shading from summer sun. The northerly wall will have no window penetrations. Wall finishes will be natural wood – shingles and T&G siding. Due to the low slope roof design, roofing will be waterproof membrane – light coloured.

Construction will consist of concrete raft slab (200mm thick), 200mm concrete foundation walls, 2×4 structural/service walls (framed with minimal lumber) and TJI joists for floor (300mm) and roof (400mm). To reduce thermal bridging the overhang (300mm TJI) and rainscreen (2×4) strapping will be suspended from the roof strapping. The exterior wall insulation will be support on plywood shelves (no thru-wall screws) to reduce thermal bridging. Windows and doors will be Cascadia Universal Passive House certified. Heat recovery ventilation will be provided using a Zehnder Q450 with post heat coil. Domestic hot water will be supplied by a Sanden SANCO2 Heat Pump Water Heater. A Mitsubishi heat pump will be installed for additional heat and possible cooling. Appliances will all be Energy Star certified and a heat pump clothes dryer will be utilized.

House is ready to be closed. Mid construction blower door test completed, 0.14 ACH
