Project Description

The new development for the Greater Sudbury Housing Corporation / Greater City of Sudbury is located about a 15-minute drive to the northeast from the downtown core.

The site is a vacant corner lot surrounded by a mix of single-family dwellings, mid-rise townhouses and apartments, as well as low-density, commercial retail buildings. The flanking streets of the site are considered as low use tertiary roads and provide a good buffer from the main, primary streets and highways nearby.

The building footprint is purposefully pushed to the south and the east to provide maximum buffer space from the building edge to the existing, neighbouring 1-story / split-level houses. The location of the building also promotes the best practices of good urban design and conceals the parking lot and service vehicle access points that serve the building. Furthermore, the public realm – using the “backyard” metaphor- is provided away from the streets and provides an accessible and programmable landscape area that can be seen and directly accessible from the ground floor of the building.

The building is a 3-storey (no basement) compact form with a south-facing orientation. It is designed to accommodate 14 1-bedroom apartment units for seniors and supporting amenity spaces and community-use spaces. The building has an approximate gross floor area of 1,250 sm (13,500 sqft).

The ground floor comprises the main entry protected from the elements, 2 apartment units, ancillary spaces -including a mechanical room, a small community room, a mid-size common space and a universal washroom. The second and the third floor are identical, each with 6 apartment units.

The hallways and elevator lobbies exceed the standard width to promote better comfort and convenience for the senior tenants. Large windows at each end of the hallway bring in daylight and make the hallways bright and airy, resulting in a better sense of safety and well-being.

The project has recently completed the design development phase, and the construction is anticipated to start in Q2 2022. This project is being completed in association with 3rd Line Studio.
