This project is a 95-unit rental apartment building. The massing comprises six levels, formed into four-storey sections that step down the site that has a grade differential of more than 6 meters. The building sits on a two-level underground concrete parkade. Generous amenity facilities are located on the south-facing steps on the top two levels, including a usable green roof area. Massing articulation is introduced to provide townhouse-scale bays facing the major frontage street. Wide roof overhangs provide rain and solar protection.
The structure is wood frame construction with a double exterior wall to achieve high insulation and air tightness. Roof insulation is installed both in the joist cavity and continuously above the structure. Unit ventilation is provided by HRV’s located along the upper corridors, where common area access facilities maintenance; each HRV serves a four or five-story stack of units.
