Project Description

Wolfe Island Passive House is a project to build a sustainable, self-reliant, highly efficient but also small, affordable and replicable family home on Wolfe Island in southeastern Ontario, Canada. We maintain a blog at: wolfeislandpassivehouse.wordpress.com

Our architect is Michaela Hughes of Hughes-Downey Architects in Kingston and our builder is Chris Vanderzwan of New Leaf Custom Homes. We were also advised and assisted by Malcolm Isaacs of the Canadian Passive House Institute and his partner, Tomaz Stich of Stich Consulting and Design.

Foundation:
– Floating reinforced concrete foundation in 12″+ of Type II and IV EPS from Styrorail, directly on limestone bedrock.

Structure:
– Merk Leno Cross-Laminated Timber: 110mm (4 3/8″) – outside walls, ceilings and roof; 80mm (3 1/8″) – interior walls

Insulation:
– Schneiderholz Rigid Wood Fibre Insulation boards: inner layer of 240mm (9 1/2″) + water-resistant outer layer of 40mm (1 1/2″)

Windows:
– Optiwin Resista passivhaus-certified solid wood and aluminium-framed, triple-glazed windows

Doors:
– Passivhaus-certified Tarredo front door
– Passivhaus-certified Optiwin Motura sliding door

Air and Water-sealing:
– All CLT connections sealed with rubber gaskets
– SIGA tapes on all joins
– Pro-Clima membranes around all windows, doors, on roof
– Dupont Tyvek house-wrap around all external walls

Ventilation:
– Zehnder ComfoAir 200 with ERV core

Heating:
– Passive solar
– Single 2500W toaster-sized hearing element connected to the HRV system

Energy (to be completed):
– Water heating from 4 x Solar Thermal rooftop panels feeding highly insulated multiple input water tank
– Electricity from rooftop solar PV array feeding Lithium-Ion battery storage.
– 100% LED lighting

External finishing:
– KWP Naturetech engineered wood siding
– Galvinized steel roof

Water and sewage:
– All domestic water from rainwater collection
– Advanced Waterloo Biofilter septic system
